TERMS OF USE & DISCLAIMER

 

TEXAS APARTMENT LOCATING is a full-service apartment locating firm that provides free apartment locating services to our clients. TEXAS APARTMENT LOCATING receives a referral fee if our client leases at an apartment community we referred. We do not have a minimum rental rate to meet before you are eligible for a cash rebate or free move credit! Everyone can benefit regardless of your rental rate! We offer the highest rebates in the apartment locating industry. We simply give you 25% of the locator referral fee we receive from the apartment community. You also have the option to choose a rapid rebate check or a free move credit which is 20% of the locator referral fee. Unlike other “free move” locators, when you choose a free move credit you get to select the licensed moving company of your choice! 

 

Qualification Guidelines

 

  • TEXAS APARTMENT LOCATING must be listed as the sole referral source on the Guest Card (first visit) & Rental Application. If any other referral source is mentioned to any representative of the property or their sister property, either verbally or in writing, this rebate/move credit offer could be void. TEXAS APARTMENT LOCATING must be recognized by the property as your ONLY referral source.

 

  • ONLINE APPLICATIONS: If you submit an application online when you see "How did you hear about us?" select from the drop-down menu option either LOCATOR SERVICE, LOCATOR, APARTMENT LOCATOR, OR REAL ESTATE AGENT. If the application does not have a place to list our company name/locator name send an email to the community letting them know we referred you. TEXAS APARTMENT LOCATING must be recognized by the property as your ONLY referral source.

 

  • Only one apartment rebate/move credit is offered per lease, and the rebate must be issued in the name of a leaseholder. If multiple claim rebate forms are received for the same unit, only the first claim rebate/move form with a leaseholder name will be recognized. Rebate checks are mailed to the apartment address on your lease. We do not mail to alternate addresses.

  • The Claim Rebate Form must be submitted after you have secured your lease no later than 30 days after your move-in date. 

  • You must move into the apartment unit listed on your lease. If you fail to move in, this will constitute a retraction of our rebate/move credit offer altogether.

 

  • You must not have lived in this same apartment community before.

 

  • You must meet the minimum lease term of the property. Communities have set a minimum lease term that they require before they will pay a locator fee. This varies by community some may have a 6-month minimum while others may require 7, 9, or 12 months.

 

  • You cannot be a current or former employee of the company that manages the apartment community.
     

  • You cannot be transferring or moving to a community that is managed by the same company.
     

  • You cannot have been referred by another apartment locator or real estate agent.

 

  •   Any locator bonuses given to Texas Apartment Locating by the apartment community will be the sole property of Texas Apartment Locating and no portion of this will be rebated back to the client. This includes cash bonuses, gifts or gift card incentives offered to Texas Apartment Locating above the referral fee/commission.

 

  • Any late fees, court or attorney's fees paid to us associated with a past due invoice are the sole property of Texas Apartment Locating and no portion of this will be rebated back to the client.

 

  • NON PAYMENT BY COMMUNITY: If for any reason a property refuses to pay TEXAS APARTMENT LOCATING our commission/referral fee, this will constitute a retraction of our rebate/move credit offer altogether. 

 

  • Payment of the apartment rebate/move credit to you may be subject to the consent of the owner and/or the management company of the participating community.

 

  • TEXAS APARTMENT LOCATING reserves the right to charge you the exact amount of your rebate or move credit if you are evicted or break the lease and the community refuses to pay our locator referral fee or debits our account for a locator referral fee already paid.

 

  • The maximum rebate/move credit offer is $1000. There is no minimum rebate/move credit. Full rebates are issued at 25% of locator referral fee we are paid by the community. Rapid rebates and move credits are issued at 20% of the locator referral fee we anticipate to receive.

 

Full Rebate Option - 25% of Locator Referral Fee

 

  • The amount of your full rebate will be 25% of the locator referral fee we are paid by the community. 

 

  • We must wait to collect from the community before we can give you a full rebate, we will show you proof of what we are paid so you can rest assured you will get the full 25% as promised. Communities typically pay locator referral fees in about 30-60 days. Some pay a little faster and a few communities will wait until a tenant has paid three full months of rent before they will pay a locator referral fee.

 

Rapid Rebate Option - 20% of Locator Referral Fee

 

  • To qualify for a rapid rebate, the apartment community you lease at must complete and sign a lease verification form with commission/referral fee amount to be paid to TEXAS APARTMENT LOCATING before we can issue a rebate check. Rapid rebate checks are 20% of the locator commission we are promised by the community.

 

  • When you choose the rapid rebate option you can get your rebate check within 3-7 days after move in. We will process your check the following business day after move in and mail it by FedEx Saver. Rapid rebate checks are 20% of the locator commission we are promised by the community.

 

  • If you choose a rapid rebate and we are unable to get a completed and signed lease verification back from the apartment community then we must wait to collect from the community before we can give you a rebate. Communities typically pay locator referral fees in 30-60 days. When you wait until we are paid by the community your rebate will be the full 25% of the locator referral fee we receive.

 

 

Move Credit - 20% of Locator Referral Fee

 

  • To qualify for a free move credit, the apartment community you lease at must complete and sign a lease verification form with commission/referral fee amount to be paid to TEXAS APARTMENT LOCATING a minimum of 5 days before your scheduled move date. The move credit is 20% of the locator commission we are promised by the community.

 

  • If you choose a free move credit and we are unable to get a completed and signed lease verification back from the apartment community 5 days before your move-in date the move credit will be replaced by a rebate.

 

  • If you qualify for a free move credit, TEXAS APARTMENT LOCATING will pay a licensed moving company of your choice your entire move credit amount which is 20% of the referral fee we will receive from the community. The moving company must be properly licensed and insured in the state of Texas to operate as a Household Goods Carrier which requires a US DOT number.

 

  • Under no circumstance will Texas Apartment Locating pay your move credit to an unlicensed person or unlicensed moving company.

 

  • If you wish to use a moving company that is not properly licensed you will need to pay the moving company yourself. Please select the rebate option instead of a move credit.

 

  •  If you select a free move credit, you are responsible for selecting a licensed moving company and scheduling your move.

 

  • In no event will TEXAS APARTMENT LOCATING be liable to you or to any third party from a free move credit paid by TEXAS APARTMENT LOCATING to the licensed moving company that you chose.

 

  • The licensed moving company you choose must allow TEXAS APARTMENT LOCATING to pay them directly with a company credit card via telephone 24-48 hours before your move.

 

  • You accept full financial responsibility for any overages that your free move credit amount does not cover. Under no circumstance will TEXAS APARTMENT LOCATING be liable to the moving company for any additional fees beyond your pre-paid move credit.

 

  •  In the event, your move credit exceeds your moving costs any refund of the difference is at the sole discretion of the moving company. If your moving quote is significantly less than your move credit amount then we recommend you choose a rebate option.

 

  • TEXAS APARTMENT LOCATING  will not be involved in any disputes that may arise with the moving company you selected. We will not refund you any amount we paid directly to the moving company. 

 

"GIFT" Qualification Guidelines (GIFT= Resort & Dining Voucher)

  • Resort & Dining Voucher Gift Promotion ends 2/28/19 - You must be approved for a lease and fill out a Claim Rebate Form by 2/28/19 to participate in this promotion.

 

  • To be eligible for a GIFT, TEXAS APARTMENT LOCATING must be listed as the sole referral source on any Guest Card offered & on EVERY applicant's Rental Application. If any other referral source is mentioned to any representative of the property or their sister property, either verbally or in writing, this gift offer could be void. TEXAS APARTMENT LOCATING must be recognized by the property as your ONLY referral source. You must meet any pre-registration requirements set forth by the apartment community.

  • Only one GIFT is offered per apartment lease. 

 

  • Once a GIFT is processed, we cannot exchange that GIFT for another choice.

  • You must move into the apartment unit listed on your lease. If you fail to move in, this will constitute a retraction of our GIFT offer altogether.

  • Resort Vouchers are processed and mailed via Fed-ex the first Monday after confirmed move in - excluding holidays. Dining Vouchers are processed and emailed the first Monday after confirmed move in - excluding holidays. 

 

  • Resort Vouchers are subject to the Terms and Conditions of the issuer.

  • Dining Vouchers are subject to the Terms and Conditions of the issuer.

 

  • All GIFTS have no surrender value.

  • Any issues or questions that a recipient may have about a GIFT should contact the issuer of the voucher.

  • LIMITATION OF LIABILITY: In the event, a GIFT is no longer available, TEXAS APARTMENT LOCATING reserves the right to substitute the GIFT with an item of similar or greater value at its sole discretion. Under no circumstances shall TEXAS APARTMENT LOCATING liability exceed the actual wholesale cost to replace a GIFT. TEXAS APARTMENT LOCATING'S agents act only as agents for the GIFTS offered and under no circumstances shall the company OR agents, assume any liability or responsibility for any direct, indirect, punitive, incidental or coincidental damages and/or expenses that may arise from the use of, or the ability or inability to redeem a GIFT; nor for any injury, death, loss; or damage to any person or property, at any property, hotel, aircraft, or in transit to or from such property, hotel, or aircraft or for any cause whatsoever due to delays, website breakdowns, mechanical breakdowns, cancellations due to nature, or acts of God.

 

Disclaimer

 

TEXAS APARTMENT LOCATING reserves all rights to modify all rebates, move credits, policies, disclaimers etc...without notice. However, rebates/move credits will be processed and honored based on the Terms, Conditions & Disclaimers that were in effect on the date the Claim Rebate Form was submitted. The cash rebate or free move credit offer is subject to us being paid a locator referral fee from the community.

TEXAS APARTMENT LOCATING does not collect social security numbers or other government identification numbers. We do not give or sell our client's information to outside sources or third party companies. All names, phone numbers, email addresses, and apartment addresses are completely confidential.
