Your locator will send the apartment a "Lease Verification Form" to complete. On this form the apartment confirms your lease, confirms we are recognized as your referral source and approves our locator invoice. Most apartments return this form to us in about 7 days before move-in. Some will not send it back until all move in fees are paid. Once we have received the completed "Lease Verification Form", your locator will contact you to discuss your rebate and move credit options.
Rebate / Move Credit FAQ
How much is my cash rebate or move credit? The amount of your cash rebate or move credit is determined by your net monthly rental rate on qualifying leases. In some cases the apartment may require you to sign a 12+ month lease to qualify.
Rental rates under $1099 = $100 cash rebate or move credit.
Rental rates $1100 - $1399 = $150 cash rebate or move credit
Rental rates $1400 - $1699 = $200 cash rebate or move credit
Rental rates $1700 - $1999 = $250 cash rebate or move credit
Rental rates over $2000 = $300 cash rebate or move credit
Is there any reason I would not qualify for a rebate or move credit? Over 90% of our clients qualify for a rebate or move credit. The only reason you would not qualify is if the apartment does not approve our locator invoice for our minimum locator service fee requirement (50% of one month's rent). Usually, if the apartment doesn't agree to pay us our customary locator service fee it is due to one of these reasons:
"Texas Apartment Locating" was not listed as referral source on application
You signed a short term lease
The apartment reduced their marketing budget for locator placements
The apartment complex did not ask me to complete a Guest Card, am I still eligible for a rebate or move credit?
In most cases yes, as long as you have informed the apartment staff we referred you and they recognize us as your referral source. A few apartments don't use Guest Cards.
I could not find a place to list you as my locator on the Online Application, am I still eligible for the rebate? In most cases yes, as long as you have informed the apartment staff we referred you and they recognize us as your referral source. Some online applications don't have a space to list our company name. You many need to email the apartment complex to let them know you were referred to their community by Texas Apartment Locating.
When will I get my cash rebate? FAST! Your rebate check is processed and mailed via USPS First Class Mail the 1st Monday after confirmed move in. Or if you prefer, we can send cash direct to your PayPal account!
When do I get my move credit? We will start processing your move credit as soon as the apartment complex you leased at confirms your lease and approves our locator invoice. We can either pay your move credit direct to the licensed mover of your choice or email you a U-haul gift certificate.
Our service is ALWAYS free to you! You will never be charged for using our service - even if we are not paid by the apartment.
