TEXAS APARTMENT LOCATING is a full-service apartment locating firm that provides free apartment locating services to our clients. TEXAS APARTMENT LOCATING receives a referral fee if our client leases at an apartment community we referred. We do not have a minimum rental rate to meet before you are eligible for a cash rebate! Everyone can benefit regardless of your rental rate! We appreciate your business!

 

Qualifying for $50-$250 Cash Rebate is SO EASY!

 

To be eligible for the rebate, only 3 simple things must occur:

​

1. Lease at an Approved Apartment Community:

  • You must lease at an apartment community that your locator added to one of your lists.

​

2. Recognition of Referral Source:

  • You must inform the onsite leasing team verbally and in writing on the application that you were referred by "Texas Apartment Locating". "Texas Apartment Locating" must be acknowledged as the sole referral source by the apartment community for all applicants.

​

3. Complete the Report Lease Form:

  • Fill out a short “Report Lease Form” on our website within 15 days of your move-in date

TIP: Take a picture or screenshot showing you listed “Locator” or "Texas Apartment Locating" as your referral source on the application!

 

Rebate Qualification Guidelines

​

  1. Move-in Verification Agreement and Payment of Invoice:

    • The apartment community must complete and sign a “move-in verification agreement” form approving our invoice.

  2. Rebate Amount:

    • The rebate amount is a fixed percentage of 10% of the locator placement fee that the community pay us, up to $250.

    • We show you proof of the amount paid to us to ensure the full 10% is received, up to $250.

    • In the event 10% of the locator placement fee falls below $50, we will still send you $50!

    • The minimum rebate is $50, and the maximum rebate is $250.

  3. Rebate Issuance:

    • Only one apartment rebate is offered per lease.

    • The rebate must be issued in the name of a leaseholder.

    • Only the first report lease form received with a leaseholder name will be recognized.

  4. Report Lease Form:

    • The form can be completed as soon as the lease is approved, before moving in.

    • The form must be completed no later than 15 days after the lease start date.

  5. Principal Consent:

    • Payment of the rebate is subject to principal consent.

  6. Rebate Payment:

    • Cash rebates will only be sent after your apartment community has paid our invoice. Which is typically in 30-90 days. 

    • Once the invoice is paid, rebates are sent via electronic payment through PayPal, Venmo, Zelle, or Amazon Gift Card.

    • Alternatively, a paper check can be mailed if preferred.

  7. User Responsibility:

    • Users must provide correct usernames or emails for PayPal, Venmo, Zelle, or Amazon to avoid sending the rebate to the wrong party.

    • "Texas Apartment Locating" and its agents are not liable for incorrect information provided by the user.

  8. Non-Payment by Property within 120 days of move in:

Please note that the rebate offer will be retracted if the property fails to pay Texas Apartment Locating the tenant placement fee within 120 days of move-in. Some of the most common reasons a property may not pay include:

  • The community does not recognize "Texas Apartment Locating" as your referral source

  • You are renewing an existing lease. 

  • You are transferring to a sister property.

  • You have previously lived at the property.

  • You did not meet the property’s minimum lease term.

  • You default on your lease.

  • The property fails to pay the invoice (with or without a valid reason) within 120 days of move-in, at which point the invoice will be considered uncollectible through standard procedures.

Thank you for choosing us! To ensure you qualify for a cash rebate, please follow these steps:

  1. Apply for an apartment from the list(s) provided by your locator.

  2. Take a Picture or Screenshot of your application showing that you’ve listed "Texas Apartment Locating/Locator/Real Estate Agent" or the Locator’s Name as your referral source.

You are guaranteed to receive a rebate of 10% of the locator commission the community agrees to pay us...up to $250! We will show you proof! Minimum rebate $50 and maximum rebate is $250

Please note: This guarantee does not apply if the community pays us $0. This usually happens if we are not acknowledged as the referral source, if you sign a short-term lease, or if you become delinquent early in your lease term.

Refer & Earn Policy​​

"Texas Apartment Locating" will email you a $50 eGift Card within 3 days of confirmed move-in for every qualifying referral you send us. What is a qualifying referral? See below.

  • A person that you refer to us that actually utilizes our services. 

  • The referred customer must list "Texas Apartment Locating" on any guest cards and lease applications.

  • The referred customer must report their lease to us.

  • In the event "Texas Apartment Locating" is not to be paid a locator service fee this is considered a non-qualifying referral and NO gift card is issued.  

 

Disclaimer

 

"Texas Apartment Locating" reserves all rights to modify all incentives including cash rebates, promotions, gifts, policies, and disclaimers without notice. However, rebates, and gift promotions will be processed and honored based on the Terms, Conditions & Disclaimers that were in effect on the date the “Report Lease Form” was submitted.
